<p>During 2009 and 2010 to date, much has been spoken about the national and international influences and their effect upon the residential, real estate Auckland market.</p>
<p>Everyone from those who live in rental accommodation, to home owners, to those specialising in property investment, have a view and are quick to express those views.</p>
<p>One thing I believe we need to make quite clear from the outset is that there is no such thing as a unified, Auckland real estate market.</p>
<p>Auckland has always been an amalgum of villages and towns which have grown into one urban mass. Each separate portion has its own trends, influences and unique features. It is dangerous to attempt to draw any commonalties other than the very broadest of trends.</p>
<p>In looking at Real Estate Auckland, it is probably more useful to define 3 or 4 strata levels based on value, rather than on a geographic basis.</p>
<p>For the purpose of this article, lets define the residential market into 3 broad brands, bottom end (by value), mid range, and top end.</p>
<p>This simple classification works for all property, regardless of whether free standing homes, apartments or townhouses.</p>
<p>Where one classification ends and the other starts, is relatively inmaterial.</p>
<p>Over the past 18 months, we have seen the lower end of the market fall substantially in value as those on wages struggle to survive the economic malais, and those who purchased, believing that the road to riches was paved by ever increasing property values have had their confidence badly shaken.</p>
<p>When somone bails out of a property, selling at below purchase price, all values suffer.</p>
<p>Those investors who drove prices up, caused the market to fall once they lost their nerve, or when they were unable to prop up 100% mortgages.</p>
<p>At the top end of the Auckland Real Estate market properties virtually ceased to change hands for a period, simply because those who are able to afford to purchase into that bracket, also have the financial stability to sit and hold, waiting till the market picks up before trading.</p>
<p>It is therefore very difficult to build a substantial case to say there has been a change in value.</p>
<p>At the time of writing (September 2010) there is substantial evidence to suggest that there is a significant trend towards those able to purchase into the top end, regaining confidence and properties are trading in greater numbers and at higher value levels than a few years ago.</p>
<p>In the middle, as one may expect, there is a mix of sales (albeit at reduced numbers) at levels both above and below previous years.</p>
<p>If there is a trend in this residential real estate Auckland market it is that people have been willing to compete and pay handsomly for &#8220;good&#8221; properties whilst discounting in value any which are problematic – whether by design, location or construction materials; makes sense really!</p>

			<content:encoded><![CDATA[<p> Homeowners in Hawaii should be able to have a judge of the state supervising procedures of <a rel="nofollow" href="http://www.foreclosuredatabank.com/">foreclosures</a> and who must be notified 21 days before their home is subject to <a rel="nofollow" href="http://www.e-foreclosuresearch.com/foreclosure_auctions.php">foreclosure auction</a>.</p>
<p>These are part of the recommendations from a task force of the state that represents the consumers and the mortgage industry. A report was delivered by the task force to the legislature, with suggestions to improve the procedures of <a rel="nofollow" href="http://www.e-foreclosuresearch.com/listings_view.php?state_sg=HI">foreclosures in Hawaii</a>.</p>
<p>At present, lenders can file foreclosures without going to the courts and most of them choose this nonjudicial <a rel="nofollow" href="http://www.e-foreclosuresearch.com/foreclosure-process.php">foreclosure process</a>. But the task force suggested that to homeowners should be given the choice of placing their case before a judge.</p>
<p>Also at present, even though lenders must inform homeowners that their property is up for auction, there is no minimum period of notice and no specification of means of service.</p>
<p>The task force also made the recommendation that legislature must clarify law of the state to prevent lenders from getting deficiency judgments versus owner, occupants whose homes are sold by lenders as foreclosures, at a rate less than that owed on the mortgage. When the lender asks the homeowner to pay up the difference, it consists of a deficiency judgment.</p>
<p>The task force was constituted in order to reform the foreclosure procedures of the state. Members included representatives of mortgage trade associations, lawyer representing borrowers and other such groups.</p>
<p>In the period of six months, the group took a decision on 7 issues. The group expressed the desire for extra time to work on a few other issues which the legislature had entrusted them to study. Some of the issues are whether lenders gave borrowers adequate information about foreclosure counseling and also inform about the states 1998 foreclosure laws. The task force was asked to give preliminary opinions to the legislature in 2011 and a final report in 2012 session.</p>
<p>Of the recommendations, the most significant would be to allow the overseeing of the foreclosure case by the circuit court. The majority of Hawaii foreclosures are conducted away from the courts under an 1874 law. According to consumer advocates, the law provides little protection to borrowers when they feel that lenders are pursuing foreclosures improperly. Under the recommendation of the task force, a borrower can contact the circuit court to transform a nonjudicial foreclosure to a judicial foreclosure. </p>

Four years later the two settlements of Rock Hill and Richland were developed, and lived side by side until the St. Louis and San Francisco Railroad came through in 1914, and forced them to merge into what is known today as &#8220;Prosper&#8221;. </p>
<p>The optimistic name choice was not without merit, as this community of 500 residents became a market center for area farmers and their plentiful bounty of corn and cotton crops. Even then, people knew there was something special about this North Texas area, but little did they know, Prosper would become the &#8220;Diamond&#8221; of Collin County between now and 2035. </p>
<p>Today, Prosper has come into its own with a population of 7,116; adding a resident per day and projecting a future population of 85,000 by year 2035. Although it is growing, at an alarming rate, Prosper has retained much of its small town charm and family values. Residents can relax in a setting far from the sounds of traffic and hustle and bustle of urban living. Yet, when the big city calls, access to the Metroplex is minutes away via Dallas North Tollway and Highway 380, Preston Road and Central Expressway.</p>
<p>Quick shopping needs are found in downtown Prosper or the Prosper Town Center, plus an abundance of choices located at the nearby Stonebriar Center, Frisco, Park &amp; Preston in Plano, Legacy Town Center and Shops of Willowbend and The Dallas Galleria. <p>At Lakes of Prosper, residents can obtain a home in the $230s with upgraded amenities, sports center, playground, pool, splash park and hiking/biking trails. </p>
<p>Schools here are part of the Prosper ISD, a recognized district for its excellent schools. With a low student-teacher ratio of 12:1, it&#8217;s no wonder Prosper ISD students achieve higher than average scores that state averages. A school population growth of about 700 students during the 20008/09 year has justified the addition of a new school. In August 2009, Prosper ISD will boast one of the most modern High Schools in the State.</p>
<p>Prosper has come a long way since its early beginnings as a farm community, but its residents have still maintained a sense of pride in their town, and the desire to preserve its historic legacy and small town values.</p>
